REPRESENTING BUYERS When you work with me as your Buyer's Realtor, I will gather information from you to help me identify properties that may be of interest to you. We can review these together and you will select those that you would like to view. I will set up appointments as necessary and will show you as many properties as you need to see (no amount is too many). I tend not to set up more than about 6 appointments per day. Some Realtors will rush you through a great many properties in a day but I want you to take your time and to enjoy the process. It is usual for the seller of the property NOT to be present during viewings, so you can take your time and look around without any awkwardness. Before we leave each property, I will go through a process with you that will help you to pick out all the pros and cons that occured to you during your visit. I will always try and point out anything that I think may be a compromise for you or any shortfalls of the property. As we go along, you will begin to dismiss properties and shortlist others. When you are happy that you have narrowed your choices, I will arrange a further opportunity for you to see these and will encourage you to go into that viewing with a very critical eye. When you have made your choice of your target property, I will produce a Comparable Market Analysis that will help to guide you on a sensible opening offer price. I will help you to prepare an Offer to Purchase and I will present it for you to the Realtor representing the seller. I will then negotiate hard to get you the best deal possible in the current market. For me, it is important that you make informed decisions and all along the way, I will be arming you with the facts that enable you to do that. I can help you find a mortgage broker, home inspector & lawyer, so that the end to end process runs completely smoothly. Most of all, I want you to be happy in your new home and I will do everything I can to make that happen. My job is not to sell you a home but to help you make an excellent decision for yourself on the best home for you and then to help you purchase that house on the most advantageous terms. |
